Pitampura vs Rohini: Which Suits Your Family?
Two North Delhi heavyweights. Same price band. Very different daily lives. A practical comparison from a firm that has worked both for forty years.
Pitampura and Rohini sit across an invisible boundary in North-West Delhi. Both are well-planned, both have excellent schools, both compound steadily. But they live differently — and the choice often comes down to what your family actually does on a Tuesday morning.
Pitampura is the older sibling. Walkable, dense, owner-occupied, with markets, schools and clinics at the doorstep. The streets are narrower, the trees are taller, and the community fabric is three-generation-thick. Per square foot, you'll pay 8–15% more than Rohini.
Rohini is the planned cousin. Wider roads, bigger parks, larger plot sizes, and a much more active builder-floor market. Newer construction, more modern amenities, more parking — but more dependent on a car for daily life.
Our rough heuristic: if your school-run is the centre of your day, Pitampura wins. If your weekend involves long drives or a second car, Rohini suits you better. Either way, both markets have stayed remarkably stable for forty years.
